Tenants may default in a number of ways, but only a few may result in an Eviction by the Landlord. As stipulated by the Pennsylvania Landlord Tenant Act of 1951, these include: (1) non-payment of rent, (2) hold over tenancy, (3) serious breach of lease provision, and (4) tenant engaged in criminal drug-related activity on premises.
